Hey thank ya'll so much! It really means a lot to get your feedback. I think we will go with the "pets on a case by case" basis policy with a deposit. Absolutely no cats though. I know cats well enough to know I don't want them in my rentals.

hi everyone, you guys are all just so helpful I have yet another question. How much do u put aside for repairs on each rental? We have enough money to cover the mortgage for several months on each rental. Still are not clear on how much should be set aside if a dishwasher breaks or something like that. Do u set aside a percentage?

Hey! As we prepare to market are two condos I am wondering if we will be hedging out to many possible tenants by not allowing pets. I really do not want to allow cats as they seem to spray and many people have allergies to them. What about small dogs? Give me your thoughts on pets Thank you

Jordan thank you! I wanted to do applications online wtih cozy so that totally makes sense that if they are comfortable doing apps online they should be comfortable paying online. Is it deducted automatically or do they go on every month and pay?

Good afternoon! How many of you collect rents online and do tenants like it or seem bothered by having to set it up etc? I feel weird with tenants knowing our home address to mail checks. We are buying two new investments but our only investment right now is a SFH that prefers to do direct deposit. I would like to use Cozy or some other online place to collect rent. Thoughts? Thanks

It does include taxes and insurance. My hope is that we can hold onto these rentals long term and in the end have a positive cash flow when they are paid. Even if there is no money coming in now after mortgage is paid and repairs are made or unit is vacant for a few months. Mainly we are looking at long term. Thank u so much for your insights.
