This was an accidental post to the forums, but while I'm here.....

I plan to keep this as a rental after a year of occupying. My concern is being able to cover the mortgage, as rents are currently about $1k off for comps in the area. Do you think by next year rents will increase significantly, or should I get more creative with how to structure it to cover the mortgage? Hoping by then I can refinance out of this 5.5% rate too.

Investment Info:

Single-family residence other investment.

Purchase price: $650,000

3 bed / 3 bath

Smallest room is a MTR/LTR
Room with private entrance is a STR/MTR - currently rented to a travel nurse, previously AirBNB

75% of my mortgage is paid by tenants

With BP Con being sold out, I thought it would be nice to have a "Post BP Con" meet up for those who either weren't able to get tickets or who want to continue networking! Food, drinks, games, and socializing.

Hi Ryan,

I just purchased my first home in the La Mesa/Spring Valley area of San Diego. It's a 3 bedroom / 3 bathroom SFR which has been perfect for house hacking - everyone has their own bed/bathroom and one room has a private entrance. I rented out the smallest room for $1k/month and am renting the room with the private entrance through Airbnb. I received dozens of inquiries for the longer term room rental, and was booked through the end of August within days of posting the larger room on Airbnb. I think house hacking is the best strategy when starting out!

 yeah just that they not even talking to us because they probably got a cash offer smh 


 I would encourage your agent to look at off market opportunities - expired or cancelled listings, posts for one side for rent (could be a tired landlord or an investor with multiple properties). Creativity is key in this market!

Try offering a couple thousand towards the seller's closing costs - a little goes a long way to show you're motivated and willing to work with them!
