I'm working with a company who owns a small, 19 unit, senior and low income apartment building. The building is 100 years old, but solid with regular maintenance and updates. HVAC was updated this year. They are DESPERATE to find insurance and are striking out everywhere!! Any suggestions on companies that would be willing to insure without charging 30+ thousand a year?? Since they're low income/tax credit, they just don't make the kind of money needed to pay those huge premiums.

Located in eastern Oregon.

Yes, there is a separate space dedicated to the business. We are buying a funeral home. The first floor of the house and most of the garage is dedicated to the business. The 2nd floor is living space. There is also a basement that currently doesn't have a specific use. Just storage really.

We're selling a duplex we own and plan on buying a house that also operates as a business. (We will be living in the house and running the business) Never done a 1031 before. Where do I start? My lawyer? A bank? Any help is appreciated.

How would I find out if it's an "eligible business"?  What's the difference?

My husband and I have an opportunity to buy an existing business and may need a business acquisition loan.  Looking for reputable lenders here that do business loans, or can point me in the right direction.  We've never bought an existing business before.  We have good credit, and will need advice on how best to value the business to make a fair offer.  Loan will probably be in the $300-500k.  We are very early in the stages and haven't gotten all information from the sellers yet.

I own a 3bd 2ba STR in Largo, FL. I am hoping to find someone who is willing to privately lend to me to get better terms and lower my monthly costs. I would love to have an interest rate in the 4-5% range amortized over 40 years, with a 5ish year commitment, possibly longer if all parties are in agreement. At the end of the 5 years, I plan to refinance the property. If anyone is interested in making some guaranteed interest over the next several years, with a balloon payment at the end, please reach out to me!!

I just don't look at HOA's, at all. The board can change rules at anytime. They just seem like such a hassle.

Notice of non-renewal. Basically that he needs to leave at the end of his lease. You dont need a reason. Depending on your state it can be very easy.
