Post: Realtor told the appraiser about backup offers- ethical?

Hi @Henley H. I agree the agents do sometimes provide feedback information in regards to offers and sales; however the appraiser should always remain unbiased and collect their own data for appraising regardless of what the Realtor says. The value should be determined by comps that they deem comparable and the adjustments that are done that reflect a true comparison between the subject and the comps. So whatever is being said by the Realtor or anyone  else for that matter should be supported by the market and Realtors aren't the only ones in an appraisers ears. The appraiser just considers that as part of the phase of collecting data. So if the appraiser is ethical the information doesn't influence them one way or the other unless it is supported by the overall market.

Hi @Ivan Alvarez I agree with @Shawn Harvey I really like the Jet Lending event and it's quite a drive for me, but I feel it's worth it. So yes I definitely recommend their meetup.

Hi @Tyson Dierschke I don't have a long detailed post; however this sounds like this could be a really good deal worth digging into and crunching all the numbers and really deciding what you can handle in regards to the flip and if time wise it is doable. One of your goals is to build capital so this does fall under one of your goals and if this is a person that you believe you can trust and do business with, which is one of the main things that I would focus on (the partnership). I personally would be all over it.

Hi @Frankie Woods there are a lot of women who are interested in Real Estate, but hopefully that's not the only thing you talk about. I find that a lot of men are looking for the wrong type of woman, they mainly stop at looks when the nice lady has been right in front of them all along. Keep going you will find someone. I wish you much success.

I'm still shaking my head over the amount of money that people pay for these programs. There is so much free information on Biggerpockets through this forum and podcasts. Also there are good books you can read. I agree with the person who posted that there is nothing better than getting your hands dirty as a way of learning. I once  went to a RICH club women's meeting and one of the women shared  that she had spent a lot of money on programs that could have gone on her first deal.

Hi @Harvey Corsino I agree with @Mark Wood. The cash flow is tight. You can easily fall in the category of just breaking even if any of your expenses increase such as property taxes or maintenance. I'm assuming you have worked the numbers  in order to determine the monthly cash flow; however if there is still an opportunity to negotiate the price further I would.

Hi @Thomas Weidner I would want to know how many times the property has flooded in the past. If the property is in an area that floods repeatedly it may affect your ability to attract good tenants because those who have lived in Houston for awhile will know such areas and I would definitely evaluate the insurance expense.
