You need an accountant, doesn't have to be CPA specific but should be real estate specific. Please use a notary only for notary services.

Everyone pretty much said the same thing. Definitely get yourself some professionals to work with.

I would add the first few you want to contact are Accountant/Financial Consulting, a lawyer, and agent. PM can hold off until much later.

@Kinju Dudhia I do not know why your accountant would tell  you to do that. I think you should look for another one. He needs to be able to figure it out as the current situation and not try change the past.

For $100/month, I can only assume you have like 1 property with practically no transactions. Rent Income, and expense is your typical insurance and taxes. That would make sense. For $100 is extremely low.

The answer is no. You can't back date EIN.

I know a lot of people are thinking about switching because of the cost. What is it that you normally use Stessa for? Do you utilize the accounting aspect of it such as financial reports or you just use it for income & expenses.
