So, if the house is below the BFE, the 50% rule doesn't matter? I guess we would have to wait for FEMA to redraw their flood zones to get an accurate BFE. Currently our maps are from 2014 and a lot of areas flooded that were not in flood zones.

So my husband are considering buying a Harvey flooded house as our first live in flip. We are seeing great deals on the market and want to buy something that flooded for the first time in Hurricane Harvey. But, I am hearing rumors about FEMA requiring people to raise the house to a certain elevation before they are allowed to renovate. Does anyone have experience with buying flood houses? How would we find out if FEMA is requiring this before buying a home?

I am deep into the researching stage of my first flip. Hoping to buy my first property in the next few months.

My question is...how do you decide what repairs to DIY and what to hire out? Obviously I could easily manage cleaning out trash...painting...riping up carpet and even installing new flooring. But does it make sense to invest the time in doing this myself or pay a contractor who will get it done much quicker.

I guess my question is, what do YOU diy and what do you hire out?

Thank you for the advice. We have another month or so of research before I feel we will be ready to buy our first property. I will watch flooded homes specifically to see how they are selling post rehab!

Hi BP community!

New member here in Houston, tx. My husband and I are still in the research stage but growing more excited about buying our first flip house, utilizing the all cash plan.

Question for you all...my local market is saturated with flooded houses from hurricane harvey. Is anyone familiar with a similar market? Is it smart to take on a flooded home knowing it may be difficult to resale as people are averse to these homes, or would it be better to slightly overpay for a nonflooded home as these are in high demand right now?
