@Michael Roman Hey always nice to see another Montreal investor on the forums! We are actively looking for an investment property in Montreal. I am curious, do you use an agent? We are having trouble finding an agent that is an expert in investment property sales.

@Guillaume D. Glad to hear it exists, even if it's a challenge. We have one such lead that we are pursuing, but it's a bit of a long shot at this point.

@Roy N. Definitely a good point Roy. Running the numbers after the initial vetting process of 1% is a must. How are the numbers in your area? I am in Fredericton a couple of times a year on business.

First post here. I am an accidental investor from Montreal, Quebec, looking to become a more deliberate one shortly!  I have been looking at listings locally in Montreal and surrounding areas and have not been able to find any properties that come close to the 1% rule.  Is anyone finding deals like this or should I be looking in other areas of the country? Thanks in advance!
