Hi everyone,

I'm an OOS investor in the SF Bay Area looking at purchasing a SFR in the Huntsville AL area but trying to hone in on the specific neighborhoods that might make sense. My primary goal is long term appreciation and I'll accept a property that breaks even on cash flow. I'm also hoping to find something that is ideally under market value that needs cosmetic upgrading so there is some value add. I'm trying to evaluate the city of Huntsville, Madison, Harvest, Owens Cross Roads, Meridianville, New Market, Hazel Green and Toney.

For anyone that has experience investing in these areas, I'd appreciate your insight on the following:

- What areas have the highest tenant demand and why? What are the demographics (eg, mostly families, young professionals, etc)? 

- Are there certain areas you would stay away from and why (eg, high crime, bad schools, poor quality builds, etc)?

- Would you recommend trying to rent to Section 8 tenants? If so, are there certain areas that would work best?

- Where are the areas with the tightest inventory?

- Are there areas that would work well as a mid-term or short-term rental in addition to long-term?

Hi! 

I'm a rookie real estate investor hoping to find or build a community of like-minded women. This journey that we're all on can be lonely, especially when it comes to balancing W2 jobs, kiddos and real estate investing. But it doesn't have to be that way. 

A little about me: My husband and I live in the SF Bay Area, we have a 3 year old and a newborn and we both work W2 jobs in the biotech industry. We bought our first rental property in Columbus, OH at the end of 2023 and are now looking to purchase our next property. All my friends work W2s and no one I know is investing in real estate so I'm really looking forward to connecting with the amazing women on BP!

What I'm looking for: Other women going through similar challenges so that we can share our successes and our failures and lift each other up. Particularly other working mamas currently investing in real estate who are just starting out like me or in the wealth building stage. If that sounds like you, let me know if you'd be open to having a conversation!
