@Dawn Anastasi @Maggie Tasseron  I was thinking more along the lines of a searchable gallery as opposed to having to fish through various feeds and forums.  Maybe like a link in the Navigation Bar such as "Rehab Project Gallery".  Just a thought.

I had a suggestion/proposition...Thought it might be nice to create a photo gallery on BP for rehabbers or even those doing buy and holds with photos to show completed projects. I'm often looking on Pinterest for ideas, but BP would be the perfect platform to create a resource for investors to share their completed projects and design ideas all over the country. There's nothing like this out there for us. What do you think Josh and Brandon?!

Great thread @Erica Nagle.  I've been thinking about the possibility of GC'ing my next property as well, mostly because I feel like the timeline has gotten completely out of control on previous projects under other GC's.  Have you considered what additional insurance and/or Workman's Comp you might need if you go this route?

Thank you for all of the input.  Definitely major concerns that don't seem worth the risk.  @Michael Noto I work for a real estate group and he does all of the repairs/rehab work on all of the properties we list and does an excellent job, but definitely appears that there is too much at risk in this situation to hire him without him being licensed.

Can someone inform me of the dangers of using a non-licensed contractor for a rehab? I have a contractor who does excellent work, is vet professional, and an excellent communicator, which in my opinion is hard to come by, but he is not licensed. Is this a deal breaker?

I know it's really a matter of personal taste, but Tudor is such a classic architecture style. I'm in the Baltimore area and I usually jump at the chance to look at any Tudors on the market in my area if the price is right. Have you tried looking on Pinterest for ideas?

J Scott I recall you mentioning that you are in MD. I'm in Baltimore. Would you say we're in the mid range of the cost range in your book or closer to the high end?
