Oh hey @Account Closed - just seeing this now!   

Despite reaching out to insurance agents, we have not received any leads from them... not even one.  However, for the past 3 years, we have been fully booked by directly listing with the top temporary housing agency in North America, ALE Solutions, as well as with local temporary housing agencies.   AirBNB, VRBO, & CHBO have brought in some leads as well.

MTR Displaced families are undoubtedly my favorite people to serve. We have larger homes so we cater to large families.  The best part is that we are able to charge a premium to insurance companies, not the guests.. so a win win all around.

Congratulations on your successful Airbnb and reaching Superhost status! Starting a property management company to help others run their short-term rentals sounds like a great idea. Here are a few tips that I've seen work.  1.  Network with local real estate agents ... Provide them value via lunch & learns...  2.  Social media presence.....Facebook, Instagram, and LinkedIn are great places to start.  3.  Create a funnel by providing a free market analysis ... 4.  Offer consultations  5. Network w/ landlords... Hope this helps!

Hi Matthew,

Have you tried Joshua Rand?  He does Creative deal closings in GA- he's in North GA (Roswell).  Not exactly sure if he serves Augusta. I have not personally used him but I've heard great things from a few people.  (Also I hear that he's swamped lately, but maybe he can point you in the right direction).

Would love suggestions on how to structure this deal.  Seller is motivated due to tax break.

1. Seller needs the house sold by 7/2020 for tax purposes. (She lived in the house for two of the last five years and if she sells it, she doesn’t have to pay taxes on the profit) 

2. Asking price $499K (Comps $520K...failed listing aT $580K)

3. Remaining mortgage $280K and seller wants that debt to be paid off by the 7/2020 date

4. Seller is open to owner-financing the balance of $220K 

This deal is killer for this area. How do I make this happen? She is a CFO and fellow investor, but an out of state landlord. It's really a unicorn.

Would love to do creative financing with this deal.  Would love to put as little down as possible.

Is there a loan where I can borrow the $280K?

Any suggestions on how to structure this so that the loan is paid, and she can take advantage of the tax break.

Newbie here.....if they are Turnkey, why are they needing repairs? What am I missing?

I live near Atlanta, so I'm interested for sure.
