You should purchase your own home first.  Your payment will probably less than rent!  Cash flow.

Look in Leland or Burgaw for rentals with good returns.

In NC you would now go the county clerk of courts and file an eviction.  Here in New Hanover county you can see the magistrate in 7 to 10 days.  After filing, visit the sherrifs office to have them serve the court summons.  Bring a stamped envelope for each party.  After the court date where eviction is granted, tenants have 10 days to vacate.  If they are not gone, go back to the sherrifs office and put a Writ of Possession in motion.  The sheriff usually takes about 3 days.  You can meet them there to evict literally and change the locks.

Hi Samuel --  I'd be happy to speak with you about the Wilmington, NC market.    Feel free to reach out to me.  I can't post my phone number outside the marketplace, but I am easy to find.

INVESTOR SPECIAL -- tenants are in place until July of 2018. This classic downtown cottage was originally built 1920 and rebuilt in 1982 and again in 2002. Looks great with vinyl siding, vinyl windows, and updated bath and kitchen. Back yard is fully fenced and has a small storage building. The location is right across the street from New Hanover High School and 13 blocks to burgeoning historic downtown's shops, restaurants, and the river walk. Homes up and down Docks Street are being rehabbed. TheaterNow dinner theater is two blocks away at 11th and Dock. The Soda Pop district is being planned in the area of Market and 11th. The future is bright! Call Rachel de Faut | Sea River Realty | 910-520-1815 | www.seariverrealty.com
