Just following up on Francci said, you are super smart and I want to follow whatever strategy you're doing. I need to learn how to do this SEO. How much is your mentorship program, obviously IF I was accepted?

 Hey hey, thanks fo rthe compliments. In all honesty what I do is truly not really impressive. It is pure logic and common sense honestly, I promise you.

So..I do not do any online ads or marketing for my real estate investing company.

Tell me gurlfriend.. what do you do when you want to bake an apple pie? You go to Google to find the recipe right?

How about you needing to change the battery of your car...  you go to Google.

Anyone and everyone goes to google to find instant answers. Do do motivated sellers... it is the ONE place everyone will go to. If you are easily found on Google ... like ranking #1 with an incredibly awesome website... you will get ALL the leads.

No one is going to skip the first result on Google.

Also, no one is going to fill in the form on a shady website.

So if you rank #1 on Google, you will get ALL the traffic, and if your site is credible, .. no one will rather fill in the form of some other dude tjhat is shady. No they will fill in YOUR website. The reason why I get all these crazy deals is not because I jsut get good leads.. no no.. I get ALL THE LEADS!! I just pick the best deals out of them.

Remember, these kind of deals happen ALL THE TIME!!

It is just not ONE single person that gets them all. They are scattered around where different people find them.. BUT if you get ALL the leads, that means you also get all the homerun deals... and that is how I get all these great deals.

Now.. I do not yet have a wholesaling empire.. I am building one though now because the amount of leads we are getting...  well I get a lot of leads.

Lastly,,

where do I get my buyers?

Same way I get sellers... but here is the funny part.. I don't really want them. Most of these people that contact me call me by phone or email me from my MOTIVATED SELLERS website.

And that is my point. If you get a good deal... buyers smell that 3 miles away, They somehow find YOU. That is why I never care for finding buyers. Those are so easy. Just get a good deal under contract and like a plague they strom you.

How do you pros feel about marketing by mass texts? Pros? Cons? What's the best program/app/phone line do you like best? I'm looking for something easy to use that will double as my work line and that isn't crazy expensive. TIA!

Hey Jakeria! I'm also a rookie here in Orlando looking for someone to shadow. I've gotten a lot of people introducing themselves here on BP. It's definitely a great place to start. Maybe we can meet up and go introduce ourselves at the next REIA meeting. I think they are on Tuesdays. Or we can meet up and bounce some ideas off each other on where we want to start marketing/whatever! PM anytime I'd love to start networking anywhere.

 Hi William! Thanks for the introduction and also for the heads up LOL. I was almost positive that because Orlando is such a desirable area that investment props will probably go pretty fast so yeahh that just confirmed my expectations. That's okay though, I'm determined to become successful at this so when the time is right, I'll find my first deal and keep going from there. I'll also keep you in mind if I should need comps or to list something, thanks again!

 Hey Shawn! I've actually looked up the CFRI Association website and decided that that going to those meetings will be a great place for me to start. It's nice to finally meet someone else in Orlando that does this and has some knowledge in this area so I might just be bugging you a little bit when I've got questions (if you dont mind, of course LOL) or like I said in my post, if you want a shadow or a free helper for a day doing something simple (talking to potential sellers/buyers, closings, how you do your marketing) things like that I would be beyond thrilled! Thanks again for introducing yourself and I look forward to seeing you at one of the meetings!

Hi everyone! I'm currently in the Orlando area looking to start networking and putting myself out there to possibly find someone willing to mentor me. I've had some education and I've spent the last month really just being a sponge in all sorts of places. I feel I'm ready to get out there but we all know how scary that can look. If I could even just shadow someone a couple times a week or month I'd be so appreciative. I'm 1000% moldable and ready to make myself a successful real estate investor within a years time.
