We don't own the buildings. We work with a ton of developers who build townhouse communities and we have a unique opportunity to offer the properties entirely to one group, like a whole complex dedicated to student housing, or a treatment facility that needs housing for inpatient services, etc. It's a really cool option for someone who needs bulk housing. And we've worked with people who have in the past, it's been great for all parties - the owners get guaranteed rent, and these companies or individuals get to do whatever they want (within reason) and typically profit quite a bit. The owners don't have an interest in running a sober living, for example. They're developers, they're going to keep building. But they're happy to rent to individuals who do want to run unique housing models. 

That being said, this is only a small percentage of our inventory. Most properties end up leased through the residential market. :)

Hi all!

I work with developers in Los Angeles who build 4-25 unit townhouse complexes with 10-100 bedrooms with en-suite bathrooms. I want to rent or sell these to companies who offer co-living, sober living, group home types of services. Does anyone have any recommendations?

We have spacious, modern, new construction assets in prime locations all over LA. 

I have connected with Oxford Homes, and am looking for other companies or individuals to connect with.

Not sure how I missed this!! We are the owner and landlord of the properties, not the operators. We sign leases with nonprofit and for profit companies who provide structure and services to people in recovery. If you have steady, high income in a coliving house I think that’s potentially more profitable. Advantages are we don’t have to furnish anything in the house and we collect the same amount of rent each month no matter how many members are in a house. Rent we collect is typically 30-50% higher than market average. We sign 3 year leases and it’s very steady.
