Oakland Berkley have their own published CAP. Oakland is 3.5% this year. I need to study the details to see whether there are exceptions. Just want the rules to be fair and sensible. It will be really difficult for new owners to operate with these tight rent increase CAP in oakland. I think your area CAP is workable.

Oakland , Berkeley and San Francisco  are notorious for their strict rent control. The hope lived in the past to invest in surrounding areas with relaxed control. Now with all the rules restricted on owners state-wide, I am wondering whether investors are still investing? Why? Buy-and -hold is the only strategy to wait out the low rent tenants? of course the buyout as well. As a new owner, I can not add banked rent raise from the previous landlord? Or it varies by cities.  Thank you.

Its in Clifton. Just change some light fixture to update the look, touch up paint, replacing kitchen ceiling tiles, which can be drop in the existing grid.  The quote was $55 to replace one light fixture! (labor only)!  I am shocked. 

Whats the average hourly rate for general contractor ? 

Do you know whats the labor cost for a 5x8 bath room complete rehab ? labor cost only.  ... tiled floor, replace vanity , sink, bath tub, shower, titled bath wall.   It should not be more than CA.

I just purchased 7 units in Cincinnati, OH multi units. and I am managing myself, for the purpose of knowing in depth about local  rental market and renovation cost etc. 

Got few bids , but suprised to find that price is higher than expected . Being out of state , how do i quilky know the local market  repair rate and manage renovation remotely. Any tips and experience to share will be greatly apprecaited! 

Thought about giving to management co. to handle , but 20% mark-up of  labor and materials will be a deal breaker and one month rent to pay for placing a tenant.

Hi Ohio investors, 

do you have any great honest investor friendly contractors to recomend to me for cincinnati area?

I got few bids from local contractors,  but the quote is like CA price or more.  Recently bought rentals here.

I am experimenting to remetely to manage my prperties. and currently use exisiting tenant to show other units for $10 each time, which is still better than a month's rent. 

Have read arctles about various remote key locks on airbnb magazine. Will see whether I can find it again and share with you. But rememer that installing certain locks can be expensive.

But i do not know how my method will affect my imagine  as a landlord or how professional looking that I appear to my current tenant?
