Thank you, I think all of those are great ideas! We currently do some of those, but not all. We do offer a yearly incentive for paying on time and also asking for higher rents up front. 

I'm curious what sort of upgrades you might offer, that is an option I hadn't thought of previously, but certainly a good one.

Glad to see I'm not alone! I do appreciate the thoughts and ideas. I do have several of these already in place. I think maybe the shovel with a big red bow is a good way to go.

We also take care of the plowing at the multi-units and we have a great snow plow team but I still manage to get calls from tenants. It seems that regardless of where we are at in the midst of the storm they feel as soon as they step out the door they want the path cleared. I can certainly understand that  but in a multi-unit with 2-3 units it's just not practical to have someone monitoring the lot all day long. Any suggestions to reduce the calls?
