We have a high volume of phone and email inquires come thru our office and I'm wondering how other landlords are handling this. We've tried several options, however looking for an economical solution! Help! 

So for further clarification it seems that a "pet" fee does not apply. However, we have dog fees; is it not still a dog at that point? Furthermore, for a person with disabilities we would obviously allow for them to make reasonable accommodations to the property as necessary to accommodate their needs; but that would be at their expense. Why would this not fall into that category regarding a dog fee? ie: they can have the dog but would be required to pay the dog fee

Lastly I happen to notice miniature pony on the list, I'm not sure I can even fathom how that would work say in a multi-unit property in the middle of town. 

Please pardon the ignorance of my question as the reason for asking in the first place would, I believe, indicate that I have not had a great deal of experience on the subject matter. 

Is there a difference between a service pet and a comfort pet? If there is a difference are the regulations regarding rental properties the same? Can pet fees still be applied? Lastly, what are the regulations regarding vicious breeds for comfort/support/service animals. 

If you've have knowledge or experiences with this I would appreciate your input. 

I have copies of this book in both paperback and the audio version. I recall in the audio version that they said several times that the forms could be found on bigger pockets, can you tell me where?

I believe that it is better to NOT put someone on the lease if they do not meet the qualifications. I believe that typically the 'friend' would then feel no ties or responsibility for the property and therefore more likely leave if he current lessee moves. I also feel that leaves the burden of lease compliance on the person who you have already deemed to be responsible. 

However, there is also evidence out there that indicates it may be better to not loose the tenant who is currently leasing and allow the 'friend' to live there too and sign the lease. In this instance they feel that then makes the 'friend' also responsible for compliance to  the lease agreement.

This is a topic of debate within our office and I would love to hear further thoughts and comments.

What do you do in the case where the friend does not meet the criteria? 

My concern is that the tenant may allow the friend to move in regardless. Does it make it easier to evict the friend if they have a lease even though they never met your criteria in the first place? 

I'm hoping someone with experience in either scenario can give me some advisement.

I would like to know thoughts on adding someone to the lease. I have a current tenant who has lived at the home only a couple of months and wants to have a friend added to the lease. The current tenant met all of our criteria, background check etc. I feel that it is very likely that the person she wants added would not meet our criteria and I likely wouldn't have rented to her in the first place had the friend applied along with her. Is it better to add her to the lease or not to? I have heard advise from both sides. What are your thoughts/ suggestions?

We've painted the inside and used a Plexiglas type cover that's non-removable. Seems to work well, they can use the area for decoration; battery operated candles and such if the cover is unscrewed but otherwise it's made to look clean, fresh and nice but not to be used.
