I am really interested in a buy-and-hold deal that I am evaluating in the Columbia, SC area. I live in San Francisco, CA and am looking to put together my team for this deal. If the numbers are real, it cash flows nicely and will meet my investment criteria.

I am, however, looking for the following:

- Commercial Real Estate broker with at least 5 + years of experience

- Home Inspector/General Contractor

- Legal

- Accountant

- Financing!

- others with general experience in/knowledge of the Columbia, SC area

-The portfolio already includes property management.

If any of these are you, let's connect!

I also am open to advice on how to approach putting together this deal and the steps to take to make it happen. From what I understand, I need to run the numbers, get financing, put together a letter of intent, then the due diligence period starts, then if it all works out i make the final offer and get the property. So you can see, some insight into the commercial vs. SFR process would also be great!

Hi Josh, 

I can't figure it out either! It's expensive to get in and the upside doesn't often pencil. I've also started looking out of state! 

That said, we did buy our own unit (condo) and are house-hacking it. We aren't making money, but at least our rent and the income from the boarders is going to us instead of the landlord.  There's a unit in our building for sale if you're interested :)

My partner (boyfriend) and I decided to buy our condo because we didn't want to pay crazy amount in rent in the city. That said, we have a 2 bed, 2 bath and have roommates. We are ok with that lifestyle; everyone is not. That leaves us paying as much in for our mortgage as we were for rent. (PITI+ HOA+water/trash/gas is a about $4800K/month; our previous rent was $2300 a month)

That said, it all depends on what you want.  We don't mind living a little out-of-the-way.  We don't mind roommates.  And we feel our area will appreciate in value as there are entitled developments underway.  

If you want a single family home with a backyard that is already in pristine condition, you might get taken for a ride right now. 

From what I have read and listened to, the economy is strong, and  many predict a strong year in 2018 and then a correction in 2019 or even as far our as 2020.

Hi Jason! 

Thanks for reaching out.  Right now I am in my learning and saving phase.  I hope to have the necessary capital for my first rental saved up by the spring time.  I'll certainly welcome any mentoring and advice! Maybe in the new year we can set up a time to chat on the phone and I can review my plans with you. I would love feedback.  I would say earlier, but i am moving soon and then have family visiting, so I'll be pretty tied up.

My partner and I are interested in investing in 2 - 4 unit buildings in the Fresno, CA area--specifically Fresno, Clovis, and possibly other surrounding communities.  Though we live in SF, his parents and family live in Clovis and he is from that area. 

We are hoping to purchase in the first or second quarter of 2017.
