I recently purchased a 2-unit property in Georgia. I live in San Francisco.

During the process, our real estate agent provided good service. Including providing the leases for the tenants that are in place.  I didn't do my due diligence of speaking to the tenants, though one had not actually move in yet. 

After closing I communicated with the tenants regarding change of ownership, new place to send rent, etc. One of the tenants produced a different copy of the lease that states the rent is $900 a month.  The lease provided by the sellers said the rent was $1,000 a month. 

Any suggestions what to do? Clearly someone is lying and I'm not sure who it is. 

The leases have the same date. There is only one signature page, though. 

Any help is appreciated!

Preparing for a 1031 exchange. I’ll be trading a San Francisco Rental for several rentals. One of the key area I am considering is Atlanta.

I am seeking a real estate agent with experience helping buyers identify investment property. Knowledge of the suburbs surrounding Atlanta, market conditions, and sub-markets is a plus.

I’m working to put together a team including:

- legal (need not be Atlanta based)

- property manager

- inspector/contractor

- accounting

- real estate agent

I appreciate referrals as well :).

@Nicolas Beaujean that is one that I am targeting. I think the same question applies which is the nuts and bolts of the terms of the agreements and the forms etc. I think others have answered that, though if you have any forms etc that you like to share I’m happy to receive them. :)

@Nicolas Beaujean this May sound a naive, how is that different than private money?
