Ok BP nation, I need pros and cons, the good and the bad, from the experienced and new guys. I have recently made the decision to leave my profession and go all in w/ real estate. (Woop woop!) I haven't turn my 2 week in yet because I am getting all my ducks in a row. My long term goals are to have enough passive income that by the time I'm 40 I can enjoy life and my family (they're very important to me). That being said! What are yalls thoughts/concerns on me becoming a licensed agent and working under a brokerage? My thoughts are this would leverage me into the awesome world of real estate and I would be able to meet many private lenders, find out who the big dogs are, contractors ect. While also helping ppl find their dream homes. On the other side of the coin I understand that realtors and investors have 2 completely diff mind sets and are known to butt heads from time to time. So there it is! Should I or should I not be an agent for 3-5 years, gets leads and understand the process more, then focus more on investing after that. Thoughts from all sides and angles welcome! Hello hello BP nation, today while I was listening to one of the BP podcast 'The books' or the paperwork was discussed. Being a newer investor trying to ay my dues I was curious to see if anyone had a direct link or advice pertaining exactly what 'the books' consists of.  Naturally I or my beautiful wife or someone that I hire out would keep tax info, receipts, and the like, just looking for more detail step by step details that will help out.  As always thanks BP!

Hello BP,

If I am considering renting my house out and moving into another home. Should I get an LLC? Whats your thoughts on why or why not? If not now then when should I? It would be the first rent home in my portfolio and I plan to have it ran by a management company. As always thanks for your help guys and gals!

Hello guys and gals! I'm new on bp and in the investing world so bear w/ me but I figured I have to start somewhere! Lately I've been vesting hardcore in doing my homework in this amazing game of real estate investing. In the past month I've read Brandons very own book "the book on rental property investing," "rich dad poor dad," and listened to many podcasts as well. My question today touches on finances that I havnt heard or read of yet. As far as bank loans I understand local banks and credit unions. My question asks has anyone used a form of mortgage or loans through an online company that shops the best loans w/ the best rates (I.e. Rocket Mortgage, lending tree) how was your experience? Would you recommend it? Would you do it again? Pros? Cons? Thanks for your time guys! Looking forward to a great future learning and growing in real estate in BP!
