Post: Fastest way to meet Austin Texas investors?

Hey @Devin Mann I'm new here myself, but I've been in your shoes before.

When I was trying to get into real estate in Virginia, I spent a lot of time meeting the various investors in my area- I ended up founding a REIA!

The best ways, for me, to meet people are in person. Go on Meetup.com or Biggerpockets/events and find your local REIAs and casual get-togethers. 

Ask each person you meet "Who are the people in your niche I need to get to know?", go meet those people, and ask them the same question.

Each time you get a reference from somebody, call them and ask them for more references.

Pretty soon, many of your references will overlap, and you'll here some of the same names over and over again. Those are the people you really need to meet.

Finally: who are you specifically looking for here in Austin? If you give us more specifics, we can help you out.

My client is a landlord and developer. While he is very skilled as a dealmaker and house-flipper, his property management is obsolete. He runs much of the business in the same way as he started about 40 years ago. We still collect paper checks by hand, and my client still takes both service and marketing phone calls on his personal phone. We operate 96 units.

I am working to automate and systematize much of the process that goes into the business. I'm working through each role in his staff to consolidate, computerize, and create processes. I want to ensure quick service, complete records, easy communication.

I would like to bring his business down to 2 employees each with very specific instructions for each task. I want each of their common tasks defined on paper to ease training and make the employee replaceable. I want to move to an computer filing system, credit and bank payments, and company phones. I'm implementing a new key sorting system, procedures for contacting tenants and contractors, and a new office space. I'm going to try a few new things like solar power and furnished room-by-room rentals.

I'll try and keep up with the progress here as both a demonstration of what's possible, but also a request for help. Many of the processes I am bringing to the table have already been optimized- I don't realize I've reinvented the wheel until I get on a sales call and am told that there's already a product for that.

If you notice anything that could be done better, please let me know! This is my first time working with a property management company. I'll post my story, but I'm very open to advice and criticism of what I'm doing.

@David D'Arcy Hey David, where are you finding these deals in Waynesboro and staunton?

I agree, @Scott Holmes, You're better off in Richmond area or even better further east. But Charlottesville is pricey. We currently have about 50 units in Charlottesville, but we are not growing very fast, and for that reason. 

And if you're looking for a good agent west of Charlottesville (waynesboro, stauton), I'd talk to @Cesar Rebolledo.

Brian, what area are you talking about?

Try listening to the podcast for good ideas on how to generate leads. 

If you aren't going to spend money on marketing, drive around and cold call. Otherwise, put up some signs and build a website!

I would recommend you reach out to Mark Snider with Assist2Sell and MANS. He runs both of those businesses and does his own rehabbing projects.

Hey guys,

I'm looking for the best service that will advertise my units on multiple sites. I've traditionally listed myself on Craigslist, but I'm sure you all are familiar with the hit-or-miss responses you can get there! 

I'm looking at a few sites like "TurboTenant" which posts my ad on various sites.

I know many of you have probably found some really good programs out there doing this, and I'd love any suggestions!
