Me and my wife are looking to purchase a property for $24,000. It's and older house and needs a little TLC. Has a new water heater and brand new furnace but there's one problem that is making us think again about buying this property. The floor has a slope in a couple spots. Does this mean foundation problems and a big cost to repair?!! Please help.

If you want to allow pets, go all in.  There are lots of renters out there that have a furry member of their family and need a place to live and it would give you a competitive advantage.  You should have some very strong language in the lease about what is expected/required of pet owners and what types and numbers of pets are allowed, as well as a pet security deposit and pet rent if it is allowable in your area.  You don't want someone running a boarding or breeding facility out of your property.

If I had SFR rentals with tile/vinyl flooring, and outdoor spaces, I would probably have no problem with it.

 Ouch!! That sucks. Hard decisions to make. I like dogs so I'm kind of sympathetic to the fact that people want to have pets but then again they can cost you big time.

Just curious. What's you guys/gals pet policy stated in you lease on rental houses.  Do you have restrictions on size? Type of animal? Number of animals? Please comment!

@Donovan Rogers.  The reason I want to get into real estate is to become financially free and not have to clock in every morning from 7:30am-5pm.  I want to be able to travel the world and have the funds to do so.  I also want to be able to make a impact on my city whether it's helping the homeless or helping kids figure out what they want to do in life and maybe even be able to give out scholarships.  Me getting into real estate is not just about me or my family.  I want to impact much more than us!
