I'm at ground zero when It comes to real estate investing. I'm 23 and just trying to find a basis for where to start. The goals is to flip houses but also create a portfolio of rental properties. Also open to learning how to wholesale properties. All input is greatly appreciated! I need my first DEAL!

When I was at the total entry point, I read Rich Dad Poor Dad which gave me a great framework for the mindset of an investor, vs an employee. 

#2 I got all my affairs in order:  no credit card debt, didn't buy anything not necessary, reliable car, nothing fancy. 

Saved every spare penny I could with the goal of buying a place.  I kept saying to myself: OK, if I buy this item, it will push back my purchase a month, is it worth it.  Everything was about saving to buy that first property.
