Hello Everyone!

Just going to make this post short and sweet. Does anyone have any sound advice when it comes to working with multiple partners to fund deals?

@Jim K. If I lived in Pittsburgh I would definitely reach out to help. Looking at breaking into the real estate world through Wholesaling and using the BRRR strategy.

Hello Everyone, 

This post is strictly being utilized as a form of constructive feedback for both new wholesalers and people that may be interested in becoming wholesalers. Throughout the past week I have read a few discussions that pretty much have spoke negatively about wholesalers; more specifically new wholesalers. The problem has been stated that new wholesalers have been pretty horrible at estimating rehab costs when it comes to properties in an effort to quickly close a deal and try to get a large assignment fee in the process without doing true due diligence on the property. Is it a better idea to get a contractor to estimate rehab costs or should the wholesaler just take the time to do the necessary due diligence on the property when it comes to rehab costs?

Thanks @Michelle Shriver. I've been slightly apprehensive about attending my first meeting but I know it will benefit me in the long run.

@Ron Collins I actually had some seafood gumbo today now that you mention it. Yeah i should have edited that post before submitting it. Doesn't make any sense talking to new wholesalers at all. I've really been focused on learning a lot about estimating rehab costs. I know that is a key element in arriving at an appropriate MAO. Just have been trying to network in the meantime.

@Braden Smith Yes, that post was actually for experienced wholesalers. Should have reread that before posting it. I myself have been doing a lot of research into learning about calculating an appropriate ARV and estimating rehab costs. I have been trying to take this journey of mine a day at a time by absorbing knowledge that will help propel my real estate investing career.

@Amanda G. That is awesome. I have purchased one of the BP books the other day. Currently in the process of rehabbing my credit in an effort to start investing. Definitely will start utilizing the google spreadsheets soon.

@Amanda G. Even though it seems like pretty basic info, you have been pretty helpful. I never thought of using google spreadsheets. Once I get the BP calculator down I will definitely try that although I’ve never actually created them before. Have you done any investing as of yet?
