I finally found a funding partner to fund flips with me. In regards to a contract between the 2 of us what should it state and is there a length requirement. I'm looking for something simple so both sides understand what's expected of both of us.

I have a deal in peekskill ny. New owner got it at auction in march of this year and doesn't have the funds to fix it up. Property is located at 946 2nd street peekskill ny its 700 to 800 sq ft on a lot of 1,724 ft. property needs a complete gut rehab costs 60k wit a arv of $212,000-$255,000

awesome rehab job here. great idea to let the hard wood out makes the place look more open and inviting. shouldnt have any problem renting this! if you don't plan on keeping this long term it would be a great buy lease option property. you can get a chunk of the rehab costs back right a way and cash flow every month till the contract comes to term.

so im posting in this lead on a great piece of property to from a seller that doesn't like investors. in fact once I told him I was a investor he hung up on me. this was before I heard his story about being scammed on craigslist a few times. this was me being upfront with what I wanted to do with the property. So anyway here is the info on the property I got before the convo fell in a black hole.

The address is 217 capri park drive ellenboro nc 3 bed 1 bath 1200 sqft. now the property is on 11 acres with another 7000 spft property on it that needs finishing. now the main house is already rented and they want to buy the property but don't have the money which would be a perfect lease buy option situation. house was built in the 1950s but has been remodeled since then. they are in no rush to sell the property but are sick of being landlords and getting older and may want to do some traveling in the future. taxes are $500 a year which blew me out my chair. now my house has almost 4 acres in the back yard and im paying about $5000 a year. they want $120000 cash for the house the larger building and the 11 acres. hes is close to putting the property on the market and jacking up the price $10000 too handle the realtors fee.

I never done a rehab partnership but i have partnered on wholesale deals. sometimes I just have a verbal agreement and other I just use a co wholesaling contract another wholesaler sent to me and that works. we split the wholesaling fee without adding on to the initial fee keeping the deal the same as if there was only one wholeslaer in the deal.

@J Scott the distance isnt that far just a few hrs up state I narrowed down potential buyers already as well as sent out a line to my new york buyers already. I doubt the church is going to be much use since its across the street from the other 4 lots. should I make my contract a bit longer then my usual 30-45 days period just to have time to research and get things in order with some buyers in that area.
