Im always thinking of diffrent strategies To own property's and here is something I wanted some insight on before I try it.

When a tax auction occurs the owner has a year to reclaim the property correct? By then the owner has usually moved out. Can a investor come in and give the previous owner the money to reclaim the house under the agreement that the house then be sold to them on the cheap or a deed sign over. Also is the loan still in place after the reclaiming? Also if there is no loan and the property is free and clear other then the back taxes owed is this a effective method?

Example: so close first for my asking price of say $50000 then close again for sellers asking price of $40000? Not sure this would work because I wouldn't have ownership to do this besides the sellers contract.

If im understanding the below text I cant assign the contract to another buyer without the sellers consent. should i try and push my much simpler contract or just request this one be changed so that i can assign with out consent of the buyer.

16.2. Assignment of Agreement. Buyer shall not assign this Agreement without the express written

consent of Seller. Seller may assign this Agreement at Seller's sole discretion without prior notice to,

or consent of, Buyer. In no event shall any assignment by Seller relieve Buyer from Buyer's

obligations under this Agreement. If Buyer attempts to or actually assigns or delegates the Agreement

without obtaining Seller's prior written consent, then the Agreement may be deemed null and void at

Seller's discretion. In the event that Seller chooses to nullify the Agreement for this reason, then

Seller shall not be required to refund the Deposit to Buyer

Im mainly seeking investors that wouldn't be able to handle the call volume or just don't have the extra time to do that without hiring someone. I can work the deal and have a person to handle the calls. Not sure how much support I'd get with the idea I herd it on a another investors podcast and figured it be worth a try.

hello everyone. I was listening to a podcast on real estate tips and figured I would try this. I want to ramp up my mail marketing in all markets im active in. In order to do that I will need to put the funds in to do so. In return I should expect an increased lead flow and lock up more and more deals for my buyers list. win win for everyone right. what if that lead source was exclusive to you first and you got to cherry pick the deals you wanted first. well what i want to do is look for investors that will pay for my mail marketing in the areas i work in. from there they get exclusive first dibs on all leads that come in first. the deals they pass on im would be free to shop around to other investors but i will split the profit from the deal 50/50 down the middle. now I have a assistant to screen all call already that I pay for after each deal closes.

The owners Realtor then? This would be my first flip outside of wholesaleing and I'm excited to get this going further then it is already.

I want to move a short sale im trying to lock up a little faster then my Realtor can move. She won't be back in town till Wednesday from her easter vacation. I need to get my contractor in there to do a repair estimate so I can figure out what I want to offer on the house.

Can I call the bank and ask for the lock box code also if a valuation on the property was done?

The rehab has been under way since 2011 by the current owner they completed 94 units already. No info on how much they spent per unit.

Thank you for the insight. I'm not getting a reply from the broker which is a red flag for me. Along with something's in the report that raised a few concerns. This definitely isn't looking as sweet as they have made it seem.
