Tax returns for the previous year. And bank statements for the previous year. If they don’t have both or “haven’t filed yet”, huge RED FLAG. Move on. Most that claim self employment won’t have either.

Absolutely not. A complete waste of their time and your time. I have all prospects text the answers to a list of questions (this typically eliminates 80/90% of prospects). If all of the answers are acceptable only THEN will I set an appointment to view and then CONFIRM the veracity of their answers. If I find a lie or fib during the confirmation stage of the vetting process, no excuses. You’re out.

As close as East Garfield park is to West Town, it appears a GREAT investment for the long hold. But the look test when I drove through the area was a fail. I’m not sure why it hasn’t started to gentrify with its proximity to the West Loop etc. I recently passed on it because of the look test but I’m still intrigued. The area doesn’t start to improve until you reach the United Center. I doubt quality tenants would want to rent in that area. A yes for the strong ambitious investor, a no for me.

I have 22 years experience in such areas and you can be successful as long as:

A) You self manage. It’s very hands on

B)You buy on the better blocks in that area

C)You remodel the units to modern standards

D)You select the best Sec 8 tenant in the pool. They will stay longer because of the remodel and your rent payments are guaranteed.

This has worked well for me but I’d only recommend if you CANT afford to invest in better areas.

Absolutely! Great post. Personally I’ve been on a journey for better health for about 4 years. I’m 52 now and I’ve realized what good is acquiring and managing property for wealth if you can’t enjoy the fruits of your labor as long as possible.

I’ve tried eating 1x a day for 1 year (Not healthy for me) and various water fasting protocols to eventually settling on my current lifestyle of:

1)Taking stairs daily

2)Intermittent fasting of 16 hours daily/ 3-4 Day water fasts Quarterly

3)Mineral consumption daily using Fulvic Acid, Icelandic Kelp, a powdered Electrolyte to regular water, Spring Water (Minerals are ESSENTIAL to hydration)

4)Daily Fruit consumption

5)Grass Fed, Grass finished Beef

6)Minimal Fried foods (I still LOVE French fries)

7)No seed oils (only Tallow, butter and/or avocado oil)

8)Cut back on white flour and grains (Minimal breads, pastry, pasta)

9)No soda

10)No dairy (Cow’s milk is for baby calfs)

11)Minimal alcohol (Maybe Vodka or Tequila RARELY) 12)At lease 7 hours of sleep daily

13)No watching CNN, MSNBC, NY TImes, Washington Post, NPR or ABC, NBC, CBS…………….(You get it).

I’m set to retire in 3/4 years and have since lost 27lbs of toxic weight (waste) and in the best mind/body/spirit shape of my life!

Again, ‘should” is a value judgement. I valued my life in that tense situation and chose not to force my way in (ironically with law enforcement present). The truth was inconsequential at that point when law enforcement is present and telling both parties that I can not enter. If you know police you would know correcting them does NOT produce favorable results. 
    As a result, I’ve LIVED to see another day and continue to profit greatly from that particular unit. If you choose the grave and being correct, that’s your value judgement. This great country allows for both.

   this happened 1 time 6 years ago. The property does extremely well. And I haven’t had to deal with such an issue since. This was an inherited tenant. I have since placed all current tenants. It’s impossible to control for everything in this business.

Let’s say the police were wrong. Indiana is a heavy fire arm owning state. I could have lost my life forcing my way in. And going to the courts to petition an emergency entrance with the “police” would take days. So it doesn’t matter if they were wrong at that time. Police are the enforcers of the law and they were on site. The water is in each units name. My plumber had side conversation with the tenants and they allowed access the next day. I gave them 30 days notice to not renew the lease at the end of the month.
