Post: Opinion needed on a Detroit neighborhood

Hi all,

We are considering buying a rental home in the 7000 block of Stout St in Detroit. We live outside of Michigan, and reading forums online, it seems like the quality of neighborhoods in Detroit change street to street, and block to block on the same street. Can folks local to Detroit (or investing in Detroit) comment on how the 7000 block of Stout street (south of Tireman and north of Warren Ave) is? In terms of safety, abandoned properties, quality of possible tenants, etc. 

Also we could get the property for 18k and after 15k on rehab we will be in it for 32k. All in cash. Is this a good investment for 700$ rent every month?

Are there better deals available?

Any advice on this is much appreciated.

Post: Multi Family near Ft Irwin Barstow CA - To Buy or Not To Buy

Hi,

We are looking at a few multi units in barstow and we came across one which seems to at a good price (good cashflow assuming each unit rents for a minimum rent). It is very close to FT IRWIN.

But we are not sure about the investment as we are not familiar with Barstow and the local economy there.

Is Barstow a good place to own multi family units?

Is being close to Ft Irwin an advantage or a dis-advantage?

Hi,

We live in San Diego and have been investing in real estate since 2003. We had 2 condos here which we sold by 2006 and we own a rental property in Tucson currently.

We are looking to invest in Real Estate again but we have a limited cash pool of 170k. Our plan is to invest this money as down payments on REOs and get REOs in So Cal.

We are planning to buy and hold properties here to get cash flow and wait for the appreciation. However, the property prices in San Diego are high and hence we are looking at Inland Empire to invest. What is th best way to invest in Real Estate using our cash? Does buying REOs in So Cal (properties for buy and hold) make sense?

Any help and advice is appreciated!!!
