I have a property under contract currently in a nice suburb of North Carolina but I am having trouble finding cash buyers, what advice would you give me on locating cash buyers?

I have joined groups on Facebook but to no avail. Does BP have a marketplace?

I’ve been making calls on vacant land specifically infills and I was wondering if anyone had any advice on first contact and what you say. Also how to build a cash buyer list for land. 
Generally want all info on land wholesaling.

With rates rising and new homeowners opting to rent and save for a home, what do you think is the place investors should be focusing their energy? Short term rentals? Rent to buy?

Thank you to you both. Do I absolutely have to rehab it to flip it? How do I get tighter comps? 
I know there is a way to creative finance this deal since I don’t have the capitol to make a full cash offer. Or are you saying I could get under contract and assign that contract to one of your buyers? 
Foreclosure dat is oct 19th
owes 19k on mortgage 
loan amount is 130k 
I really appreciate all the help I know there is something here and money to be made I’m trying to figure out how I can get in the deal creatively with no money. All the help is welcome! 

Does anyone who is an experienced wholesaler have any advice on what to do here.

Situation is this: homeowner has 123k unpaid balance 

10k past due

Loan issued is 139k

Home value : 352-435k California

My thought is to offer 260k and then wholesale it for 300k

Any advice?

 Anytime a property is in bankruptcy, the judge has to approve the transaction. It takes a bankruptcy attorney to do this correctly and of course the trustee can object unless they get paid their portion. The lender also has to agree. 

It's complicated, but it can be done if you are a licensed realtor. I am unaware of an unlicensed individual (wholesaler) being approved by the court, but somewhere someone has probably succeeded. The court will be watching for "equity stripping", that is, selling for below fair market value which usually is established by a broker or appraiser.

So I’m essence my chances are slim to none

The guys in California, his house is in the process of being foreclosed. There’s a balance that’s owed to keep it from foreclosure. But I believe that instead of getting foreclosed i could come  in and coordinated a buyer he would probably sell to avoid foreclosure and make a few buck
