Post: Question about title insurance and Chain of Title

 I believe any (or at least most) title companies will examine the full chain because things can resurface or come up after the fact. Somethings slip through the cracks so their compliance team will want to know before issuing title insurance. Anything that is public record affecting the property.

Hi @Ramki D., in my experience the rental market in Elk Grove is consistently strong. I lived there from 2010 to 2019 and I have had a rental in 95758 since 2019. When I list the home, the applications / inquires have been overwhelming. People like that its family friendly with good schools and more affordable than areas of Sacramento. With the expanded Apple campus in the works, the new casino, and the city announcing "Project Elevate," I do not see this changing any time soon (even with the new builds going in).

Hi @Jeff Hoag, I would love to network with other investors here in the area. I have two rental properties locally and have an interest to start flipping. There was recently a meet up in Folsom that I wasn't able to make it to. A few of the other groups have moved to online meetups since COVID. I would be open to meets ups online and in-person. There are a few listed on meetup.com.

Hi Llana, I relate to what you said so much! I was you a few years back. Kudos to you to decide to take action. I am working with multiple clients in the Bay Area that are looking to invest in Sacramento. It is challenging to find deals that make sense over there. I do not want to paint the picture that investing is easy here in Sacramento either. While it is very do-able, it is competitive and we are experiencing an influx of migrants from the Bay Area since COVID. I would get specific about your objectives and work your way backgrounds to narrow in one a strategy. Happy to chat with you more offline if you are interested in exploring Sacramento further.

Hi @Gitit Hefetz, nice to run into you again :)

Similar to what Christopher mentioned, it depends on the commission and the price of the home. Your net should be worth it after you factor in the local, state, and national association dues, broker split/dues/fees, transaction coordination fees (I have not heard of a broker letting a new agent handle their own file solo), and the big one, taxes. You also will need to attend an orientation with the local MLS and complete a NAR ethics training. Is all of the money, time, and effort worth it on an $800k house? It would be in my book. On a $300k home? Not so much.

Most brokers are not eager to sign agents to only buy/sell their own home. They have administrative work and costs that they incur as well as E&O insurance they need to supply their agents. But there are many brokers who have agents that only do 1-2 transactions a year. You will just have to find one that is interested in doing that.
