Yes.  I also recommend requiring estoppel certificates be completed by the tenants and provided to you for review prior to the close of escrow.  This way, you are aware of what the tenants position is from their point of view versus the sellers point of view and any differences can be worked out prior to COE.

My favorite VA loan of all time...as long as you take advantage of the opportunity to hammer your principle during the initial period of sub 2% rate. I also never defer the 2 payments they will offer you to "skip". I also always ask if there is a lower rate I can buy down to.

For disciplined veteran homeowners, this is the best program we have available to us. When it comes up to reset at the end of year 3, refinance into a new 3/1 VA hybrid arm and do it all again.

For my $0.02...I personally always make my First offer, my Best and Final offer.  If it gets me the asset, great.  If it doesn't , great.  Nobody's time was wasted and the bast majority of the time, I win.
