Talk to a tax professional...you can amend your filings back 3 years.

Talk to a mortgage broker in your area that can look at several lenders at a time to see who will do this without making you wait the additional 6 months.

Different lenders have different overlays on the Fannie/Freddie guidelines.  It's not a one size fits all world in conventional lending.

You need to send (on line) your proof of payment in full to each bureau along with a request to correct the information and tell them you will pay for the "rapid re-score" process.  It should be done in 24-48 hours.

Tell the seller your truth ...he's priced higher than you want to pay and you would like to be a friend in spite of that
