Next!  This guy is shady...the deed issues and title cloud will be a nightmare...if the Hard Money Lender gave his entity a loan and the entity is not in good standing, it does not exist.  He of course also gave a personal guarantee, which we know from reading your story here is worthless.  You are going to open a Pandora's box of misery and spend way more money than you think to see this thing through.

My kids grew up fine in rooms that were 10'6" x 9'11" and they had room for all their worldly possessions, a bed, a dresser etc.  I don't think you will have an issue.

Have them apply for a work-out plan with the taxing authority.  What you propose just puts them in the hole further.  You taking $20,000 of their equity in return for "helping" them is not helping them .  It's helping you.  Even if they agree, it's not something you should do.

Get to a business attorney and have them draft the business agreement .

I would not close on this house unless it was vacant.  The seller needs to take care of this prior to close.  California is a very tenant friendly state...you might be in for a long battle if you accept the problem child with the house.
