I just leaned my favorite air fresheners to use when showing vacant homes for rent is being discontinued. I figured this would be a good time to ask what everyone else does to make showings go well as smell welcoming to perspective residents.

Can you elaborate? Are the batteries hard to replace to you need to get a special technician out there? Are they expensive? Do they break often and need more calls? Im a little confused by what you mean.

Does anybody in Property Management have any experience with these? In Kansas City the local power company is having a program that residents can get these installed for free as long as they have permission from their landlord.

We have had a few requests and we might encourage our residents to do more but I don't have any experience with these from a property management perspective and what to know what potential issues the might cause or what benefits they may have.

I was looking to create a test that I can give to people applying to be a new maintenance tech for my company. People will always say they know everything, but before I interview them I think it would be helpful to hand them a 10-20 question test to see if they know enough to be worth the time of an interview where I can focus more on personality fit and soft skills than simply technical knowledge.

Does anyone have any ideas of questions? Here is an example of the type of question I was thinking about.

1. A wax seal is used on the?

A.Kitchen sink trap

B.Tub "P" trap

C.Bathroom stool

D.All of the above

They don't have to be Multiple choice but I figured getting a bunch of questions like this together could be helpful.

I know the guys who installs their HVAC systems and he is as good as I know. Overall I think they are good at what they do but Im not a fan of their business model in general, I also have not seen their business close up so I'm not one to say how well it works.

Overall looking at the prices of their properties you are't getting a deal and basically paying market prices for the property and I'd be surprised if they can hit their advertised returns but again I have no experience with them. I just think their business model in general is not a great deal for the investor but it really comes down to how well they can manage the assets after its purchased, if they are great at that its worth it for specific people who need this type of service.

Not really sure where to post this so if someone knows of a better forum let me know.

I have a house that has a forth bedroom in the basement with no windows and only one door into it, it looks very much like a bedroom but I know this would not qualify as a bedroom I can advertise and would have to call it a den or something like that.

My question is if I added a section door to the laundry area of the basement that leads to the garage would that could as having enough egress to let me count it as a bedroom? I can't seem to find any definitions of what constitutes as a bedroom in Missouri anywhere.

Anyone have a good system for keeping track of lots of garage door opener remotes? We manager about 400 units and with keys we have a pretty simple system with a locked cabinet in our office where we have all the spare keys.

Garage door opener remotes seem to be a unique problem. First they are much bigger, but we also don't need a spot for all openers as we don't keep them on file.

I don't trust tenants leaving them at the property as it can create a lot of chaos when they are not found or they end up disappearing and the new tenant can't find them.

Refinancing and taking out a home equity loan are the same thing. Basically if you have a free and clear house you can use the equity you have in that house, turn it into cash by getting a loan and use that cash to buy the next house.

The BRRRR Strategy is buying a house undervalue, then raising the value of the house so that when you look to get a new loan it will appraise to where the new loan will give you back all the money you originally put into the house. This way you can use the original money to buy the next house. Sometimes that money was another source of debt that you can recycle.
