You can set up your own LLC for free. Go to missouri government web site

The look in it self. Vacant buildings diminish neighborhoods so homes don't sell if surroundings are flourishing. Comps in the area will tell you how to rank. For me I rank them based on comps. Not all I run across is for sale but if I decide to sell I can get the best of both worlds. I am not afraid of inner city properties because one of my goals is to revitalize them block by block.

Thanks for your input. I am in the city north and south areas. In the city you have good blocks and bad blocks. My most recent purchase was 2 four families of three occupying a short block. My goal is to purchase the third building creating a small complex. They don't need much to get them up and running. I was thinking 10% return but unsure of the turn around time.

Hi my name is Natalie and I'm new to bigger pockets, but not to real estate investing. I purchase from city land tax sale in St Louis, Mo. I rehab and sell single family homes and rent multi-families. I'm looking to my expand my knowledge base and grow exponentially. I'm looking for input on how to draw investors based on the numbers. What's is a good return percentage wise and a good time frame on 20k loan
