I have developed a relationship with small time rehab guys who take pride in their rental homes and look for investors to build a long relationship with. I have a guy in NY who I can introduce you to and you can look at his homes on line. He is one of those great guys, like my other guys in Indiana. Both rehab the home, find the tenants, manage the property, collect the rent and send you the check. It works when you find a middleman (woman) like me who finds these honest guys. I live close to the Indiana guys so I have visited their company, saw the houses before and after rehab and have talked with the tenants so they are thrilled when I find investors for them and I am comfortable maching the investor to the property because I know it is a good situation.

It works for my people!

I have connected investors across the country with rental properties. It works in my situation because I have visited this company and the houses. The owner actually has everything in place. He finances but most pay cash because these homes are very cheap, has his crew rehab them, his company manages the property, collects the rent, etc. He has been doing this for many, many years and has investors come back to him. He takes the maintenance fee out of the rent and sends the investors the check. I feel very confident with this guy and so I am very willing to find investors for him.

OK, thanks for the warm welcome! I taught for 20 yrs, then became interested in connecting investors to my rehab guys in S. Bend, IN. That was successful and many investors were happy with the rental cash flow. As I networked I found two different oil guys and am so excited. Many oil wells/leases were abandoned when oil was low in the 80's. These guys (one in Texas and one in S. Illinois/Kentucky) know and have been in the business all their lives. They can rework these wells but need funding to get them going so they are offering an investor a 40-50% working interest in the wells. For the price of a house (like 150-200K) an investor can have a piece of an industry which is booming! I find such honesty/integrity with these men. Would be thrilled to connect investors - they want to talk directly to explain what they are offering or I can send a Business Plan. Sorry if I went on too much but in this business it is refreshing to talk to a principal who will give you all the upside and risks.
I still want to find houses that need to sell ASAP to help homeowners,also.

I have connected investors with projects, mostly rental cash flow in South Bend, IN. Gives the bread and butter $$, but found some small family owned oil well pkgs. Looking for investors who want a working interest in these wells - by funding the rework. Cash in on the oil Boom!
