Paul yes. It appears to have only cosmetic needs. Maybe 10% drywall but need all appliance, complete kitchen, both baths and all new flooring. Are you thinking closer to 25 a foot or even lower?

So I got my first deal that I'm working through but I'm struggling with the rehab figures. It's a 2000 sq ft house and needs a full rehab. Kitchen, bath, flooring....everything. A guide I'm following says $35 per sq for a full remodel. That means $70k in rehab! Does that even make sense? That would mean I offer this guy less than $15k for the house! Really?

Maybe there really isn't a difference?  I found on the assessor website or CAD I can punch in address or owners name.  Is that essentially the same record search that a public records site would provide?  I'm just trying to track down other possible address for this guy.

So I'm looking for the Marion County Indiana public records website.  Everything I find is some other company trying to sell me the records.  Isn't there a gov website that all of it is free?  Could you help me find it?  It seems impossible!!!!!

BTW this lady had about 15 court docs and many of them were eviction notices.  Should I still pay to skip trace at this point?

Ok so I went online and DID find court docs on this property.  It mentions a sheriff sale coming up.  What does this mean?  Do I have to wait and attend or can I go after this property now???  If I should wait for the sale how exactly do I find more out about the sale?

Good morning!

Ok so I'm new to the game and went out for my first time "driving for dollars".  Didn't have much time but found about 10 potentials.  A couple were government owned so I figured they would be a waste of time....correct me if I'm wrong.  Several had the owners living in them so I will hit them up....but one I wasn't sure how to handle.  The house was pretty bad on the outside but as I went up to the door to take a look and drop a card I noticed the inside of the dining room (no curtains) had graffiti all over the inside.  The house was obviously not lived in and hadn't been for quite a while.  When I pulled the CAD sheet the owners address was still at that property and the sales part of the form was blank.  How do market to this?  It's not absentee and not bank or government owned.  What do I do with this one?  Thanks in advance!!!

Hello all,  I'm a guy that comes with 22 years of automotive experience and driven to achieve about anything that is hands on or a challenge.  I'm experiencing a change in my field that equals incredibly compressed margins that in turn make for greater corporate control and smaller paychecks from top to bottom.  I'm ready to dominate my next industry....real estate.  

I've always been a hand on guy in everything I do and have developed a passion for helping people in everything I do and see wholesaling as being a great fit for me to get things started.

I have two beautiful kiddos at home and am ready to build my career around my kids and family instead of the other way around.  I've done a good amount of reading and preparing and just need to button a few more details down before taking "massive action"

Any pointers will be heard and appreciated!!!  Thanks for allowing me to be part of this great community....looking forward to talking with you all soon!
