Hello,

Thinking about ways to mitigate the risk of tenant-caused damage to my rental properties.  Any ever heard of insurance that the TENANT can buy that covers the landlord in case the tenant goes crazy and destroys the place?  I don't feel I should have to pay out of pocket to fix damages above and beyond normal wear and tear, and I don't feel my insurance should have to cover it, either.

Any thoughts?

Interestingly, I just checked the forum and that post has been removed by the Moderator.  Not sure why.  Could have been seen as unfair to PIP.  I would still do your due diligence on anyone you want to give your money to.

I believe there was a post from just a couple of days ago from someone identifying themselves as a fraud investigator who was requesting input from the forum on anyone who has been a victim of fraud from the PIP Group.  You may want to look into that...

Hi Patti, thanks for the reply.

So are you suggesting I offer to get my buyers financed through Movement instead of carrying the paper myself? Doesn't that kind of defeat the purpose of offering seller-carry?  Or are you suggesting I join Movement and become a lender/broker myself, and fund my own deals (and others) that way?

Yes, that is exactly why I am looking for a RMLO, to give my seller-carry notes the DF stamp of approval.  1) So I am compliant, and 2) to give them gravitas when I go to sell them to nite buyers (or use them as collateral for bank loans).
