This was a foreclosure from an HOA. @Wayne BrooksYes the 2% rate was indeed the result of a loan mod.  Thank you for that information about "deferred". I will definitely be checking that out.

I have an opportunity to purchase a property via redemption, out of foreclosure in Scottsdale AZ. I am needing somewhere between $35,000 - $40,000 to complete the redemption. Property still has a 1st mortgage on it and I am taking it over subject-to, which has a 2% interest rate. The property has $250,000 conservatively in equity and is valued at over $900,000. No rehab is necessary. Exit strategy is to rent out the property.

Does anyone know a lender who will do a 2nd position private or hard money loan?
