I do my own property management to keep my expenses low.  I have thought about looking into a property management for the ease of managing the properties. After seeing my sister having a few properties in Wyoming in which she lives in Pennsylvania, and seeing how little most property managers don't take care of the properties under their care.  I am scared to pay for the lack of interest.  no one takes care of the properties like I would.  sorry I don't have a recommendation for a property management company here in Springfield Illinois.

I am born and raised here in Springfield Illinois.  

As far as vacancy's I usually figure 10%.  But actually, I bought my first property in 2016 I am on my third tenant.  This property has a month or two turn around the second tenant was a little different.  This house is in a c class neighborhood and my second tenant was a small-town cop getting a state policy job.  so, I was willing to wait for about 10 weeks for him to move in.  I asked for one month rent non-refundable deposit to hold it.  He turned out to be a good renter. 

For the first couple of years, I used craig's list.   I am 58 years old, so all this social media stuff is a challenge for me. but, with that said I have had my best results on Facebook marketplace.  

I usually want a year's lease.  

All three of my rentals rent, like I said within a month or two. It takes me a while because I tell the renter I will decide on a renter in a week or two or three.  That way I can have my pick over 2 to 7 prospects. in that time frame.  I don't jump on the first OK prospect.  I try to keep my rents about $20.00-$50.00 below market rents to get more activity.  I will raise rents a year later after they move in and settled.

like I said I would be happy to give anyone my opinion and thought on the area of town. if is a rough part of town.  If you would like some pics of the property or anything like that. I am on Zillow looking at properties almost every day.  I would also know about the surrounding area's as well.

I live here in the land of the corrupt politician LOL (Springfield IL) yes, is correct the people are leaving Illinois. There is like 119K people here in Springfield IL and yes I am sure some are leaving but not all of them. I have two rentals looking for my third. My Sister has two rentals in Cheyanne WY. And she lives in Iowa. She pays about 20-25% more in cost because she is not there to do what is best her. She has to depend on a property management co. That is more interested in their bottom line that hers.

I will have to check with my sister about the names of the companies.  because shortly after this post 5 years ago some one contacted me on BP.  My sister went with this company for about three years.  Everything seemed to be going well.  My sister asked if they can raise the rents.  It seemed they didn't want to raise the rents.  after going to check up on the properties they found the properties where run down to the ground.  Meaning filth, condenser hit be the lawn mower,  not mowing, plumbing not working correctly.  My brother-in-law grew up there and plan on moving back there once they retire.  My brother-in-law,  had his sister and brother-in-law handling the property management for a year or so.  He fixed all problems and got the properties rented again. and his brother-in-law was a god send.  His sister on the other hand could keep up with the things she was getting paid for as a property manager.  Doing the year end taxes,  it was like pulling teeth to get invoices from her and bank statements from her.  A lot of time she would tell my sister that it is my sisters responsibilities to calculate her own profits and losses.  My sister told her hundreds of time that she can't calculate P & L until she gets her liabilities from her.   My sister and brother - in-law had to fire them.  She did hire and property management company we found on BP,  she hired them around the first of the year.   I will get you the name of the company not to use and the new company they are currently happy with.   The problem is it is still a little soon to tell if they are really good or not.

I was born and raised here is Springfield. Grandview is a mixed bag meaning there are nice houses, but there are not so nice houses. It really depends of the House. I would consider Grandview a C neighborhood. I haven't heard of any major crimes in that area, but I am sure there is some crime. Grandview is a small village and it have its on Police force. Only one or two cops and they are strict.
I have two rentals in the Springfield area. I find with the exceptions of a few neighborhoods (Grandview isn't one of the exceptions) that the market will bring about 450.00 to 600.00 for a 1 bed 1 bath, 550 to 700 for a two bed one bath, 650 to 850 for a three bed One bath. And about 750.00 to 900.00 for three bed and two bath.
Looking at potential rentals in the Springfield area, I have found that a lot of Houses are subpar for my taste. a lot of time owner are asking about three times the value of the houses. With that said I like quality rentals that I can command higher rent and get better tenants. If you are looking for a rental you can through a little bit of money at and just get lower rate tenants, I would think about 50% of the houses out there would fit that bill.
Do you have reliable boots on the ground here? Meaning realtor, contractor or property management?
