Hey @Ken Breeze... Yeah it has been some years for sure! And, I haven't been as active as I should on here. But, actually now I use Callrail.com for my lead gen phone tracking. They've been awesome and their service is really affordable. I've been finding that using local area code phone#s work better for direct seller marketing. I use my 800# for my buyers and private lenders. Hopefully that helps. Thx for reaching out!

Oh ya...if you are most fearful about not having your exit strategy in place, then focus more attention to your Disposition plan. Make sure you have a strategy to build your buyer's list RIGHT AWAY. Screen your buyers and make sure you focus on the cash buyers that are willing to tie a deal up with earnest money FAST once you bring the new deal their way.

No problem....we've all been there before.

DON'T let fear stop you from starting something!

Just keep EVERYTHING simple in the beginning. Narrow down your REI focus to ONE strategy(wholesaling)...ONE market niche(REOs/Shortsales/Homeowner seller, etc)...ONE set marketing strategy to market your Wholesaling services/deals.

Begin with the END in mind to start Mapping/Planning out your plan of attack.

What is your MAIN goal for your new Wholesaling business? IE To secure & wholesale 1 house a month? 5 houses a month? Or, is your main goal to make $10k a month?

Then, break it down from there.
Goal - 1 house a month
Strategy - Wholesaling
Target Niche - REOs
Create a Marketing plan (EVERY possible step/task)
Create an Acquisition Plan (EVERY possible step/task)
Create a Disposition Plan (EVERY possible step/task)

This may be a lot to take in right now, but I would HIGHLY suggest you start with a simple Wholesaling plan outline like this one. Take th etime to sit down UN-interrupted and start PLANNNG out how your business will run.

It took me a couple years to really figure out that this part of your business is KEY!!!

I'm sure you will be way ahead of most other wanna be wholesalers out there if you start planning out your business this way.

Hey Charles,

Wholesaling is a VERY viable strategy to master before moving on to other Investment strategies that may involve more funding, etc.

To keep this simple, if you negotiate a deal with a seller...write the contract up...agree to pay an earnest deposit...open escrow to begin due dili...and you get to the COE (close of escrow) date WITHOUT being able to close it out either by you or your buyer.....the ONLY 3 things at stake will be - 1. Your Earnest Money Deposit amount 2. Your Wasted time on the deal AND last but not least 3. Your Investor/Buyer performance reputation.

My advice would be to find out QUICKLY whether or not you think you can sell the deal EARLY in the game.(especially within the due dili period)

The best thing is to be upfront with everyone involved in the transaction if you think you are going to have a problem.

Ya, I agree with the 800#. Look at these quick benefits...

1. Even when callers BLOCK their number...you will SEE it

2. If the service you choose is good, you can set up mailbox extensions to relay sales messages when callers press the ext# you give them when they call

3. Set up an Ext just for you....AND have the calls forwarded to a cell if need be.

4. Set extensions for other team members

5. For marketing purposes...most prospects feel less threatened by calling an 800# FREE 24hour Recorded message (small marketing tip)

Man, I can probably name off a couple more if I keep going.

I've had my 800# service for YEARS and it's great.

Hey Guys....Sorry for the delay, but it's been kinda hectic over here recently. Lots of things going on.

Well, I receive A LOT of my available inventory through various partners/associates I've been doing business with for the last 4-5 years. When I started, like a lot of other aspiring investors, I MAINLY focused on Acquisition. So, I had my marketing & networking efforts dedicated to making offers and purchasing/controlling properties from distressed sellers AND other wholesalers. That worked great in '04 & '05 because I could get something under contract on a Friday and have it in Escrow with a new buyer/investor by MONDAY! In that type of market you didn't need to be good at marketing to SELL your property AT ALL! So, I was a Fix & Flippin/Wholesaling machine.

BUT, when the market changes to a buyer's market you suddenly have your homes sitting on the market for A LOT longer. So, to make A LONG STORY short, that is why I switched to focusing on buyer agency. So, now I focus on getting buyers to work with me and once they are qualified and ready to purchase, THEN I match a property up to what their criteria is.

Not a lot of Realtors have a "Plug" into Private, NON-MLS, distressed, Wholesale deals like I do, so it works in my favor as far as competition goes in my area. The deals I get VARY widely.....Single Family (55-80% LTV...Commercial (same LTV)....Bulk packages, etc.

I am in Maricopa County, AZ (Phoenix Area) so our market is still pretty strong. So, LTVs aren't AS LOW as the Midwest or other Central places. But, our median price range is $250k-300 and we have a strong luxury home market as well.

Hopefully that gives you guys a better picture of what is going on in my neck of the woods. :D

Hello Everyone,

I thought I would let you know a little more about what I'm doing and hopefully we can do some business!

I am a Realtor/Investor specializing in Maricopa County, AZ. I have been on the Acquisition end for the last 4 years, BUT since the turn of the market, I've turned my attention to Buyer Agency. I am constantly working with NUMEROUS Investors & End Users to find great wholesale investments. The types of properties I specialize in are Foreclosures, Fixer-Uppers, Rental Property, Commercial, and Multi-Million dollar REO portfolios.
