I'm currently going to  go under contract on a multi unit also ?  I'm curious to know. I have  one  other in Philly and  I can tell you that the landlord  is  responsible  for  utilities  for that house  even when the tenant leaves.  So you have to  stress the  importance  and make sure that they are  up  to date  because it ultimately  falls on you.

@David Bokman Agreed  one  could  get mixed up value  wise    simply  going from block to block in  the  same  area  when analyzing  philly.

Now on to the company they are SEC regulated I believe Tier 2 or something to that affect  $500 is the minimum. They are social impact and plan to invest  in areas affected heavily by gentrification I am thinking of investing myself,  For me much better than putting in a bank they are guaranteeing 8% plus 50% of profits amongst shareholders: This is crowdfunding private money.
