Yes of course there are going to be more foreclosures in this economy. I am based in Florida, and the increase in condominium HOAs is rising. Seniors, which is where a lot of these folks live in condos, have not been able to put enough away for retirement and now cannot afford the astronomical HOA fees due to a huge hike in insurance premiums that these buildings now have to find, especially since the terrible incident in Surfside. So many of these condo buildings in Florida put off significant repairs, and now the owners in these buildings are being assessed at ridiculously high levels because they didn't have enough reserves, and now with the volatility in the stock market, seniors retirement funds are at risk which is putting there cash flows at risk, awful situation.

Hi Tanya, have you considered partnering up with a fellow realtor with whom you have a good relationship or offering this opportunity to a close friend or family member? If you own your own property, could you take out a HELOC and use those funds to flip? You could also attend some local REIA groups in your area where you could meet some other investors and possibly hard money lenders. I hope this helps, and good luck with any future projects!

Hey Druce are you thinking about buying a foreclosure for flipping, as there are going to be some interesting opportunities coming up in the not to distant future. There are many online tools that I use to get an ARV, if you direct message me I can share those with you. Let me know.

The foreclosure market will pick up here and nationwide, especially in the Condo market. Seniors cannot afford ever-increasing HOA fees due in part to many buildings not having enough reserves. In addition to that, there is a hike in insurance premiums and increased repair costs due to the tariff situation we now have to contend with. It is a recipe for disaster!
