Legitimate credit repair is short lived but there are some good companies out there that have been and can do it.  Most drag it out over a long period of time and collect monthly payments.  Negative reports seem to show back up after a period of tOne company I know of actually and legally does sterilize credit if a person qualifies.

Get a real estate attorney, not just any attorney.  They can handle everything for you, of course for a fee.

You could just skip heiring a Realtor and use a Real Estate Attorney to do your deal.  Perhaps even the title company will assist you.

Anthony's advise is good but also you can also negotiate the Realtors commission or payment.

Forms are available online, or, from a Title Company or Attorney.  Me, i would go to and attorney that specializes in real estate and let him handle the paperwork.

Most any town is what you make of it.  Waco is a great city with a number of small towns around it. 125,000 plus people live there and then add the populations of the other cities and you have a lot of folks.  Not just a college town anymore.   Baylor is big but mostly takes up only a portion of the city.  Also it is the Heart of Texas.

Perhaps a lease with option?  the problem with a lease of land is if you decide not to buy you lose the work and expense you might have made for improvements.  Here in Texas we have agriculture exemption on taxes which causes much lower property taxes.  does this land have that kind of arrangement with tax offices?  ponds, fences, stump removal, cultivation, etc are expensive.  ask any farmer or rancher in the area.  If fenced you could run a few head of stocker type cattle or lease to someone who wants to put livestock on it.  or lease for pasture boarding of horses.  lots of ideas but they have to be practical for you and your family and hopefully not cost in the long run.  just my thoughts.

I have some ocean front property in Arizona, would you buy it sight unseen?  Of course you want to see the contract, take it to your real estate attorney to get his/her opinion.  In fact let him/her handle the transaction.  your talking about a lot of money as well as a legal contract that commits you to something.

there is such a thing as being paid with a cashier's check.  And that can be written into the bird dog contract.  No contract?  get one and use it with the investors you represent.  be fair to them and yourself, it's a business not a game.

Well I sure think I'm paying the Realtor since it is from the proceeds that I generate as the buyer that is paying the Realtor's commissions.   I'm not saying it isn't worth it I'm saying it is the buyers money.  As for the length of the listing contract my understanding is it can be whatever I negotiate with the Realtor from 1 day to how every long.  Plus I can put excape clauses etc in it if I want.  If I use a Realtor to list a property we do it on my terms not the Realtors.  Just my opinion folks.
