Thanks @Bill Exeter and @Dave Foster for the details on the 1031 exchange timeline and key points. I now have a better idea on my timeline and not as scared. I guess right now is to identify one (or more) locations and figure out my math on how much should I purchase in total (more than 3 for sure, but will be less than 200% in value). I think my current contract of the new build would probably be in my timeline math and help me move things forward.

Hi, trying to figure out logistically how to go about this plan. We wanted to sell one of our rental property in a HCOL area that’s about $1mil into multiple cash flow properties in out of state that is in the range of about $200k each. Our current rental only generates a few hundred dollars cash flow but we are sitting on a lot of equity due to the market appreciation in the area. We have started purchasing out of state properties separately but so far all are new construction. I am current in contract for a new construction that should be done in about 6 months. Will this property be able to be included in one of the exchange property? And how does one go about purchasing so many properties and have them all align to close simultaneously? I wish I can buy properties just like buying stuff on Amazon...

@Joseph Cacciapaglia Thanks for your info! I didn't know about local bank vs national bank on the loan amount. I'll try to do more research and see if I can find local banks in the area I'm interested. In the meantime I'll also check out Plum and Axos as well. Definitely want to see how I can start including my current rentals that are in personal mortgage be included in the "portfolio" and start getting commercial loans.

I'm interested to know more about Commercial loan and how to qualify for them. We just started looking into OOS rental properties and also looking into setting up LLC. We owned rentals here locally and wanted to understand how we can start managing them as investments rather than "personal properties". Any commercial loan lender have time to help me out?

The property tax listed seems very high... I believed the tax rate in FL is just below 1%. This still does not yield very good cash flow, but I'm not familiar with the area to know how it appreciates over time, but looking at the value of the property, it does not look like a crazy hot market either. I would probably keep looking for something that has better cash flow. But that's just me...

@Jaysen Medhurst Thanks for the math. I see your point now, I think it's a matter of being able to find those deals. Here in CA, we are lucky to find 6% cap rate opportunity... For the longest time I thought that's the norm, and it still amazes me how everywhere else in the country have better numbers than our bubble here

@Account Closed I'm just starting researching and through friends referral to learn about some duplexes in the area around there. I'm still working out my math. From what I know, Texas has a high property tax rate, and that will increase the monthly carrying cost, I need more research in other areas to see if their math works out.
