You don't need money to start in real estate, but yeah 11k does is more then enough if you want to do fix and flip, just got to have the right financing.

Honestly I learned how to wholesale and do fix and flips just by reading books. I know it can be confusing sometimes because Dallas-Ft Worth is the BEST place for all these gurus to pop up and sell you a high ticket coaching program.

But in all honestly I learned everything I know from reading books and taking action. I am also a licensed realtor now, but the cool thing about my brokerage is that its investment focused so its a little different from the big box brokers..

I love Haltom City! I just did a fix and flip down there. I know it doesn't answer your question about the renters though. But in general I like Haltom City, the area I flipped my house in was a first time home buyer area. Not to nice, but not to dingy at all. We got it sold the first 3 days it was on the market.

All in all I think Haltom City for you would make a great place to build your rental portfolio.
