If you are colluding with the seller to cheat an agent of his rightfully earned remuneration, you are equally responsible and risk a costly lawsuit.

 Corporations are entities, just like people and have ESNs. If you plan to go this route please engage a competent lawyer to setup your corporation to meet your ultimate goals.

@Akash Y. just owning a personal home does not qualify you as a landlord or investor, you still need 2 years experience as one!

@Federico Gutierrez Not necessarily, this is still a single member LLC, and you are the principal of the LLC, as long as you have a track record, you are good.

Consult a lawyer but I would have dad buy the property and name you tenant for life with the property going to your kids after him.

It all depends on how stable the multifamily you are planning to buy is! You might be putting everything at risk if the property is not fully stabilized.
