UPDATE: I had a good conversation with the ALE relocation specialist yesterday, and she's submitting the pricing info I requested to the insurance adjuster. I'm asking for double market rent, plus a non-refundable pet fee per month, pet deposit, 4k security deposit, cleaning fee (for when they move out) and a monthly landscaping fee. 

She thinks the rent is a bit higher than they will accept, but she said we can always come down if they won't accept that price. Fingers crossed!

NE Ohio is a good market, with many opportunities with the right agent/ Property manager. I suggest looking into KMLK Property Management; you won't be disappointed; they are the best at what they do.  

Hi John, project as I mentioned is a complete rehab, expanding from 3/2 bath to a 5/3.5bath. New roof, plumbing, electrical, HVAC, framing, joist work and flooring. New Kitchen, bathrooms, finish basement. It’s a good amount of work which is why I need someone investor friendly and reliable.

@Joseph S lecorps I have a GC who is fantastic, but you do have to have a project that is large enough in scope. They specialize in turning apartments specifically. What are the details of your project?
