Hi Lynn! I am fairly new to real estate investing, but I am from the Tulsa area. The overall economy in Tulsa is pretty strong. There are many ties to the oil and gas industry which has dropped some recently, but it is currently rebounding. The natural gas market is currently growing rapidly, and some good sized companies have their headquarters or offices here in Tulsa. There are other industries here as well that help to keep things stable. For example: Tulsa is "Famous?" for being the heat exchanger capital of the world. 

Broken Arrow, Bixby, Jenks, and Owasso are some of the suburbs with good school districts if that is what you are looking for. 

@John Kunick Is a knowledgeable investor in this area. @Deren Huang Is another investor/real estate agent that is very knowledgeable.

We are working on our first flip house right now. I have heard on several podcasts that it is a good idea to take a "bid list" to Lowe's and Home Depot's Pro-Desks for their best prices. I am wondering how specific the list needs to be for the best results. Can it be as simple as:

3 Small Ceiling Fans

1 Large Ceiling Fan

1 Stainless Steel Dishwasher

1 Stainless Steel Electric Oven

1 Toilet

1 Kitchen Sink with Hardware

1 Garbage Disposal

etc...

Do I need to be more exact with each item's size, colors, and brand? Thanks for any help!

@Ryan Marrs Sounds like you found a good deal on this one! Are you working on real estate full time, or doing this on top of a day job? 

I remember reading on here that banks typically don't like doing 30 year notes on a property that's less than $50,000. Have you had any issues with that?
