Thank you Rob and Nathan!. Very helpful viewpoints, been struggling so much since I personally really favor the location, I guess the numbers don’t make sense therefore might not be the best fit.

Btw glad to connect Nathan! Are you also looking in this area or else where and whats your strategy?

Thank you Hattie. Appreciate the insight! We are just speculating on the upward moving of this market because the house price keeps rising and there are organic factors that support it so in a moment we think negative cash flow can gradually be covered by picked up rising rental rate, but i guess its not financially sound on this deal..,

Hi BPers,

Im in Utah market right now where it is very hot and we like this property due to its great location in salt lake county. I know the cash flow doesnt quite make sense now and the COC but we are asvised that the rental rate can potentially go up. Can you please help me see if it makes sense?

Hi Bp-ers,

We are beginner in REI and are passionate about BRRRs and rental investing. We are interested in SLC and Utah county, have been actively looking on other off market sources to find good deals. We are looking for experienced investors in the area, GCs, attorney, title company, etc to exchange ideas and learn from. Really appreciate the community here where we only read all the posts and are already learning so much

Hope everyone has a good day.  About to enter a direct contract without agents from both buy/sell side. Looking for recommendations on the below:

1. RE Attorney in the area

2. Title Company

3. Some good developers

4. Some good handy men

Also, since is it our first time entering a contract without agents, any advice/suggestions?

I’m thrilled by the amount of discussion on this. I’ve had a chance to drive to Eagle Mountain the other day and do see a massive activity going on that can promise a great upside. I’m a new investor deploying a strategy of buy and hold and would love to get to know more people out there in SLC/Utah County to learn more about the market and find the right lead for my future portfolio.
