Quote from @Dylan Niklas:

For all of you agents who work with investors, how do you run your comps? My local MLS has a CMA tool, but it is horrible, at least for multifamily CMA's.

Dylan sorry to hear that. We have a ton of duplexes here in the FW area so comps are basically everywhere. Maybe going based off SQFT of similar SFH would be your best bet

I've just finished my real estate courses and my next step is to take the CA exam. Does anyone have any tips or advice?? I've been using youtube and my course books to study so far. I just want to make sure I ace it on the first go!

Congrats!! something I did that was very helpful was I voice recorded myself reading questions and answers from note cards and then for 2 solids weeks before my exam I would just listen to those voice recordings instead of listing to music or anything else. It helped me retain info so much better!!

What Nicole said! so cool, I'd love to hear how you got this opportunity. I would say make sure to touch on closing costs! I feel like people are slowly hearing about what closing costs are but buyers understanding what they are is less common than we think

Hey There Tremon, CONGRATS! I chose Keller Williams because of their high reputation with training new agents. That's really it for me. I wasnt worried about splits but just some where that I could get great training!

Best of luck to you and your decisions!

Quote from @Twana Rasoul:

Most people would rather live in a detached unit of a multifamily than an attached unit...I currently live in one of my multifamily properties that has a shared wall which is perfectly fine with me but currently looking for the next place and ideally it would be detached units for more privacy...Duplexes generally tend to be smaller here in San Diego (2 bed/ 1 bath units are most common) and those with families and kids tend to want atleast a 3bed/2bath which maxes a single family home with an Accessory Dwelling Unit (ADU) more attractive.

yeah that makes sense! I would rather do a detached for sure

Quote from @Nicholas Coulter:

@Preston Dean I am in the space where my comfort matters little but my profit matters a lot. I live in a studio and STR my 4/2 front house in San Diego right now. As I get older and more importantly more financially independent I will look to move into a main house like that with a back house to cover some but not all the mortgage. It all depends on strategy and where you are at!

Nice! I agree with that, trying to get others perspective!
